• An initial assessment of the property including advice from experienced staff on how best to promote your property.

• Advertising on websites in the local newspaper and window advertising in our office.

• A ‘to let’ board can be placed at the property if required.

• Our staff would interview prospective applicants to assess suitability before viewing the property.

• References would be taken up once an applicant(s) has been found, these would generally consist of an employment reference and a previous/current landlord reference. This, however, would depend on individual circumstances. Once references are received for an applicant, the landlord is contacted to confirm that they are happy for the letting to proceed. Only after careful consideration would an applicant be accepted. As a let only, the landlord would need to provide a deposit I.D number to confirm which scheme the deposit would be protected, this information will also be drawn up into the tenancy agreement. Also, an E.P.C and a Gas Safety Certificate, if needed, must be provided.

• An assured shorthold tenancy agreement would be drawn up and signed by the tenant(s) as appropriate.

• Once all paperwork is signed and keys are handed over to the tenant(s), the initial rent payment and deposit payment would be sent through to the landlord with the appropriate paperwork, you will then deal with the tenant(s) directly yourself. You will, however, need to take the necessary steps in registering the tenancy deposit and sending a certificate of registration to your tenant(s) within 30 days.
